Salary: $52000 per year

General Maintenance & Repair but Not Limited Too:

  • Perform routine and emergency maintenance duties including electrical, plumbing, HVAC, carpentry, appliance repair, flooring, and groundskeeping.
  • Assist with HVAC system installation, troubleshooting, and repair under the supervision of the Maintenance Supervisor.
  • Handle general carpentry tasks such as drywall repair, cabinetry, countertops, window/glass replacement, lock changes, and tiling.
  • Complete work orders and service requests promptly, ensuring high-quality results and resident satisfaction.
  • Prepare units for move-in (make-readies), including painting, repairs, cleaning, and inspections.

Preventive Maintenance & Inspections:

  • Conduct routine property inspections of grounds, buildings, and amenities to ensure safety, functionality, and aesthetics.
  • Execute scheduled preventive maintenance tasks on equipment and systems (HVAC, boilers, etc.).
  • Report safety hazards, deficiencies, or needed repairs to the Maintenance Supervisor in a timely manner.

Emergency Response & On-Call Duties:

  • Participate in after-hours emergency on-call rotation; respond within 15 minutes when on call.
  • Assist in managing emergency situations such as floods, fires, power outages, and inclement weather conditions (e.g., snow removal).

Resident Interaction & Professionalism :

  • Deliver excellent customer service to residents and staff, maintaining a courteous and professional demeanor.
  • Communicate clearly with residents regarding maintenance issues, timelines, and resolutions.
  • Deliver notices and documentation to residents when requested.

Team Support & Special Projects:

  • Collaborate with the maintenance and office team to meet property goals and complete larger community projects.
  • Participate in staff meetings, required training, and safety sessions.
  • Maintain a proactive and solution-oriented approach to all tasks.

Required Qualifications and Skills:

  • High school diploma or equivalent required.
  • Minimum 1 year of experience in residential or commercial property maintenance.
  • Basic proficiency in Microsoft Office and the ability to use mobile work order systems.
  • Must be highly organized, punctual, and detail-oriented.
  • Strong working knowledge of HVAC systems preferred; must be able to assist in HVAC installs.
  • Understanding of Fair Housing regulations, OSHA safety standards, and building codes.
  • Excellent customer service, problem-solving, and time-management skills.

Requirements:

  • Valid driver’s license and reliable transportation.
  • Must have a smartphone for on-call communication.
  • Ability to work weekends, holidays, overtime, and be on-call as needed.
  • Must be able to respond to on-call emergencies within 15 minutes.
  • EPA HVAC Certification required or must be obtained within 30 days of hire.
  • Travel between properties may be required.

Physical & Environmental Requirements:

  • Ability to lift or move up to 100 lbs.
  • Ability to climb ladders and stairs, work at heights, and use hand tools.
  • Must be able to work outdoors in varying weather conditions.
  • Frequent standing, walking, bending, kneeling, reaching, and repetitive movements.
  • Ability to work under pressure and in physically demanding environments.

Required Licenses & Certifications:

  • Valid driver’s license and proof of auto insurance.
  • HVAC EPA Certification (or willingness to obtain within 30 days).
  • Additional licenses may be required based on state/local law or property requirements.

Languages: English oral and written, is required for this position
