We are looking for a hands-on, experienced Maintenance Supervisor to lead the maintenance operations at our multifamily property. This role is responsible for maintaining the physical condition of the community, ensuring safety and code compliance, overseeing the maintenance team, managing vendors, and delivering outstanding service to residents.
The ideal candidate is a strong leader with technical expertise, excellent organizational skills, and a “do-it-in-house” mindset that minimizes vendor usage and maximizes efficiency.
Main Duties and Responsibilities:

Leadership & Team Management
- Recruit, train, and help onboard maintenance staff.
- Create and manage team schedules; assign tasks based on urgency and skillset.
- Monitor staff performance, productivity, and adherence to company policies.
- Conduct and document monthly safety meetings and ensure staff completes required training (e.g., OSHA, Fair Housing).
- Foster a respectful, professional, and team-oriented work environment.
Maintenance Operations
- Oversee and perform service requests, preventative maintenance, unit turns, and repairs with a focus on timeliness and quality.
- Conduct regular inspections of the property, buildings, and amenities to ensure cleanliness, safety, and curb appeal.
- Troubleshoot and resolve issues involving HVAC, plumbing, electrical, appliances, and structural systems.
- Schedule and participate in the emergency on-call rotation; respond to after-hours issues as needed.
- Ensure all work is completed in compliance with local, state, and federal regulations.
- Safely operate, maintain, and oversee use of tools and equipment.
- Prioritize in-house repairs and installations whenever possible before outsourcing.
- Perform HVAC installations and repairs as needed.
Vendor & Inventory Management
- Request and evaluate bids from vendors for contracted work; supervise vendor performance to ensure quality and adherence to scope.
- Maintain up-to-date vendor records and insurance documentation.
- Monitor and manage inventory levels of maintenance supplies; process orders and control costs.
- Reduce reliance on third-party vendors for routine tasks and regularly review service contracts for cost effectiveness.
- Coordinate with the Property Manager on expense tracking and invoice approvals.
Resident Services & Retention
- Complete service requests professionally and within set timeframes.
- Perform pre-move-in inspections and ensure units are rent-ready to company standards.
- Maintain the appearance and function of common areas, amenities, and exteriors.
- Communicate clearly and courteously with residents about maintenance work and schedules.
- Support resident satisfaction and contribute to retention efforts through excellent maintenance service.
Skills and qualifications:
- High school diploma or equivalent required.
- Minimum 3 years of experience in multifamily maintenance supervision or a similar role.
- Proficient in HVAC, electrical, plumbing, carpentry, and appliance repair.
- Strong leadership, time management, and problem-solving skills.
- Familiarity with OSHA and Fair Housing compliance.
- Basic computer skills; Microsoft Office and property management software proficiency preferred.
- Excellent interpersonal and communication abilities.
Requirements :
- Valid driver’s license and reliable personal transportation.
- Must have a smartphone for on-call responsibilities.
- Ability to respond to on-call emergencies within 15 minutes.
- Flexibility to work weekends, evenings, and holidays as needed.
- Occasional travel may be required to support nearby communities or attend training.
Physical Requirements :
- Ability to lift and carry up to 100 lbs.
- Ability to stand, walk, climb stairs/ladders, kneel, and work in a variety of weather conditions.
- Comfortable with repetitive motion and physical labor.
- Capable of performing under pressure and meeting critical deadlines.
Preferred Certifications:
- EPA Universal HVAC Certification
- Certified Pool Operator (CPO)
- OSHA 10 or OSHA 30 Certification
Languages: English oral and written, is required for this position
